Brandon Turner I have thought about doing custom websites but never really pursued it because of the time investment. I do know how to develop basic web sites however it would take me some time to make one from start to finish for a listing. I am thinking it would take me at least 2 hours to get a site up and running. What system do you use to develop your web sites?

Hello everyone, thought I would bounce this off the BP community. I am looking for new effective ways to market my clients listings locally and online. I currently use my companies default internet marketing. Our listings go on all the main real estate web sites local and national, like realtor.com, Trulia, Zillow, etc. These web sites get thousands of hits. We also have local print media advertising and I pay for local ads here and there. In my opinion they are a waste of money compared to the internet exposure. I put all my listings on my Facebook page and Craigslist..... Keeping it real, these are the big hitters when it comes to my marketing campaign. To me everything else just seems a little fluffy.(I think the customers can see through it)

With that said, my company does a very good job marketing the properties, but I am looking for something new and innovative I can offer my clients that has true substance and is not just fluff. A lot of the local brokers put all their listings on these sites, most end users search for houses on these sites. I ask myself what I am really offering my clients marketing wise that is different.

I have been selling real estate for three years; I do pretty well for only being 25. I am the youngest real estate agent in the company at the moment. My background is in computer science, so I talk a lot of game on how important internet marketing is. I consider my background in computer science and my youth my competitive advantage. I flaunt it. I am looking for something to add to this sales pitch, something more to back these claims up. I cannot sell myself of sales volume or experience at this point in time.

I am looking to expand my real estate business and am looking for new lead generation strategies that are not traditional. Other real estate agents, what are some ways you are pulling in real estate leads? I am looking to work with five new buyers or sellers a month.

I am in the process of forming my real estate LLC and was curious on how others have chosen their name in the past. I do not want to include my name in the LLC, I would use initials. Any ideas?

Hey, I am looking for some feedback on my real estate blog. I am a real estate agent that focus mainly on working with buyers. I just started this blog a couple months ago so I don't have many posts. I am not a professional writer or a professional social marketing guru, I really don't know if I am on the correct track or not. I tried to write about some topics that most people wouldn't know about. I am looking for a few critiques.

I developed the website on my own, my background is in IT so I have some experience, however I don't consider myself creative or artistic. I designed the site to look good on a smart phone (at least I think it does lol)

I always link my blogs to my facebook page to try and generate some traffic, sense of awareness and expert branding. So far I haven't had much feedback on the posts from my fan base.

I am a real estate agent. If someone asked me to write an offer that I knew would be thrown out I wouldn't write it. You can go along and find another Realtor but you would just end up wasting more time and be back where you started. You should listen to your Realtor, you hire them for their expertise. You already know they are firm on 50k. I would move on and have your Realtor find you another deal.

I am meeting with a few contractors this week, I am trying to find one that I can trust to do complete rehab work on rental properties and flips. How do most of you work out your compensation agreement with the contractor? Do you pay them to assess the property? Do you have them quote you a flat fee for the entire project or hourly? I am leaning more towards a quote because I can budget it in my expenses better. Have you ever had a contractor quote you a price and it ended up costing more due to unforeseen circumstances? When interviewing contractors what questions do you ask them?
