Use Zillow, Craigslist and Facebook Marketplace. I bet the 3 bedrooms get easily $1200 monthly all day long if not more depending on the condition and amenities.

Hi Karen sorry to hear, hope you stay strong. Yes its going to be a long road indeed for all of us. Unfortunately I think this is going to go ahead because lets face it the legislature are mostly lawyers. This new law will only benefit lawyers as now they can bill the state for any and all work. Us landlords will have to stay strong and stick to our tenant screening. As others stated this will only hurt the tenant as they will have much more limited rental opportunities and have to endure much more scrutiny in getting a safe place to rent.
It will get super interesting if this moratorium continues or not in CT.

Been a few years away from flipping. Looking at possible opportunities recently. What hard money lenders have most CT people been using lately?

The quickest I have ever gotten a tenant out from an eviction was 6 weeks and that is because I was on top of every step not delaying one bit. Typically you should account for 3 months on a non payment of rent. Even with an attorney which I have also used in the past it does not get them out faster. Sometimes slower because extra layer of bureaucracy. Note, if you have the property in an LLC. Your only way to evict is through attorney. Typical cost $800-1000.
In all honesty if you are focused on Class C tenant you are better if you cater to Section 8 or assisted housing. Then all you need to screen for are trouble makers or if they treat your property ok. One big challenge i find is the persons who where never on the lease but then end up living there. Increasing the water usage, wear and tear, and peaceful enjoyment of other tenants living there.
Has anyone noticed the new bills currently being played out in Hartford about criminal background checks and discriminating against prospective tenant with a record? Looks like we are set for a roller coaster ride!

I would add that if this was a safety concern you can always just call the local police to do a welfare check. They will meet you at the property and you can open the door for them to go in. I usually do this a lot when I suspect something wrong.

The additional $1000 is a deposit for the marshall to come back to the property for physical removal of tenant and their belongings. I had one eviction where the tenant didn't leave after the court agreed date. I went back to the Marshalls after getting the summary process executed where they post the 24hr warning. They informed me that if they had to physically remove the tenant and belongings I had to put up a $1000 deposit. I would get reimbursed after the tenant either paid to get their belongings back from the town or the town sold the items and I would get reimbursed from the proceeds. When I asked about the cost the Marshalls indicated it was to pay the movers. Anyway I got lucky because when the Marshalls posted the 24hr notice they had a pleasant sit down with the tenant. :) Tenant high tailed out by next day... this was about 3-4yrs ago.

They are usually $1000-1500 if using a lawyer. About another $1000 if you have to get a marshall to execute the eviction. This is a deposit that is only needed if you had to force a tenant out with possessions being taken away. I never had to go that far. Typically they are gone after the court visit with the mediators instructing them they have to go. I have been through 5 evictions, 3 were inherited. All 5 were without lawyers. I am currently on my 6th buts it's a commercial tenant so using a lawyer, cost $1185. I think the fastest was 6 weeks from NTQ, longest 3 months.
Like others said screening is key. Read up on tenant and landlord laws in CT. Keep everything on paper and you will be fine.
