Does anyone know if the notice to creditor in Pinellas County or Hillsborough County Florida have to be posted in a specific newspaper, or can the personal rep post in any paper they like? I just recently realized that some papers other than the paper I've been getting my data from have small Public Notice sections. It makes it pretty difficult to get all the data when its spread out across different papers, especially when some of the papers only have 1 notice to creditor.

I've been looking in one periodical for probate leads. I noticed recently that there are several different papers that print a Public Notice section with Notice to Creditors. Is there one central place in Florida that would have this information listed by county? Some newspapers had only 1 or 2 notice to creditor submissions where others had sometimes 20+. Are they all different? Can the person posting the public notice pick any paper to post a public notice in? I'm trying to figure out the most efficient way to grab this data without having to look through 10 different newspapers.

I feel the same in that I assume the most qualified and interested people will call, however I also dont like to "leave money on the table", or pass over a qualified tenant. I also like to text/email my requirements to screen out the people that don't qualify so I don't waste time pre-qualifying people over the phone. I draft up a generic text/email and respond to all texts and emails with it. It covers all the important information and ends with either an invitation to an open house, or an invitation to text me and set up an appointment. This is what it looks like.

Thanks for your interest in the property at 2344 House Street. The rent is $800.00 and there is a requirement of last month's rent as well as a security deposit of $800 all due prior to moving in. There is a $40 application fee for all adults that will be living in the property and we will be running a national credit, criminal, and eviction report. I find that this email saves me a good amount of time and allows me to follow up with all those zillow, hotpad, trulia, etc submissions

The exact same thing happened to me with smart move. I posted about it on another thread. I went on the information they provided and rented to a tenant who never made a payment after the first and security. I literally just evicted him yesterday. His prior eviction was plain as day on my county records website and his eviction report came back clean from smartmove. They offered to talk to me about it but I feel it's just a waste of time. They're not going to reimburse the money that was lost renting to the tenant and he paid for the app but reimbursing me for that would be a joke.
