If your credit union referred the mortgage company to you, then work with them. They probably get a tremendous amount of business from your credit union by giving their clients (you) great deals.

Don't bother shopping; you found your home.

Unfortunately, financial planners are legally not allowed to give advice on mortgages.

Everyone has their opinions, but the average homeowner (statistically) stays in their home or refinances, every 5-7 years.

The interest only option get be used for you in a couple of ways:

1. Use the money you are saving from not paying principal and put it towards investing in mutual funds, money markets, etc and then take that profit and put it towards your mortgage over time, which will allow you to pay down your PRINCIPAL FASTER.

2. Take advantage of the flexibility when you need it. The interest only is an OPTION!! You can very easily pay toward your principal, plus the interest only rate should be lower than a conventional 30 year fixed.

Interest only is for savvy investors and smart people looking to diversify where they put their money. It can be a very powerful tool in your portfolio. . .something your Financial Planner should be aware of.

I would be careful stating the 1.25% is an intereste rate, when it is in fact the PAYMENT RATE.

I have been selling this loan for the past 2 years, but it is important to truly understand all the aspects of this loan.
