@Mark Sedarous: Ultimately, the IRS is the only entity that can determine your tax liability, so I’d encourage you to go that route.

Good for you! There are great investment opportunities all over the valley. Consider a casita for house hacking, and be sure that any HOA will allow rentals.

If you have sufficient equity in the holds, you should be able to take out a HELOC and use the cash as a down payment. I know some good lenders - feel free to PM me if you would like referrals!

Sod may not be the best way to go (see earlier responses), but you should definitely get something in there to preserve your property value. If you and the tenant can agree on an alternative to sod, this could work out well for everyone. Keep an open mind!

Hi Matt, I can help draft a standard lease agreement if you’d like! As had been said, it’s worth the investment to have an attorney draft one that can be used for all your leases. I can also help draft different provisions for different situations you might encounter.

Hi Sunanda, 

Coronodo is a fun historical neighborhood that borders downtown proper. It's very close to bars, restaurants, nightlife, and everything else happening downtown, so in general the location is great. Be sure to check out the regulations on what you want to do with your investment - construction is pretty well regulated on the historical properties, and there can be restrictions on short term rentals, etc.
