Keep in mind that the current situation is many states (all?) of mexico is very unstable (for the lack of governance/security issues. Things could go south very quickly for Cancun/Playa del Carmen as a tourist destination.
And I dont speak as a "cnn news watcher" but as someone who lived in the country for over 10 years...

-Where did you get your financing to purchase in Puerto Vallarta Mexico? US bank or mexican institution?
-Why Mexico and why Puerto Vallarta (I am very familiar with this destination - I have lived over 10 years in Mexico)? Have you considered the Caribeans? Again, just curious...
-How did you find the people/company that will take care of your property in Puerto vallarta?

Good day Ruta,
I lived in Mexico for over 10 years and I did know that you needed a trust (fideicomiso) as a foreigner to buy land/property in mexico (close to the coastline). From what I understand (and please tell me if I am wrong), the fees involved in purchasing a property/land (because you have to go through a trust) are high. And you have to pay extra (high) fees as a foreigner when you sell your land/property.
Taking into account these fees, how are you making your rental properties "profitable" at 15-20%? Are the rents very high compared to the prices of the rental properties?
Also... where do you clients get their financing? I know that it is very difficult to get a loan from a bank in mexico and the interest rates are VERY high (8% to 12%)...

Franck here. I am a canadian who's been working in the hospitality industry for over a decade at the management level. Currently located in the Caribbean's on the beautiful island of St-Kitts. I have lived and worked many years in Mexico as well.
Looking to learn more about real estate (I have been a stock market investor mostly) and connect with other members. Would love to read/hear stories from real estate investors in the Caribbeans, Latin America, Mexico, etc. I am also interested in connecting with people who have experience with vacation rentals in these areas.
I have been listening to many BP podcast. I think this site is a great source of information and founded by good honest people. Happy to be a member!
