Thanks! Yes I found that site. On the contract it is asking for a selling price. Just confused, do I put a guesstimate for now? Does the bank (HSBC) look at that amount closely even though we havent discussed price with the bank yet? I dont want to overprice myself.

I am not sure if it will be double closed at this time. HSBC wants a sales contract and a preliminary HUD1 or Settlement Statement too. But the contract asks the price to be sold at. But we dont know that yet. any suggestions like can I put TBD since it hasnt been negotiated with the bank yet?

Anyone familiar with TX documents for short sales? Do I just use an Options contract or a sales contract ? I am in Colorado and just want to make sure I got everything right. Any suggestions for TX would be appreciated! The property is in Galveston on a canal and also concerned for any specific info on this location due to the hurricane risk to get the best deal. Thanks !!!

I have a psychotic acquaintance whose home just sold yesterday to Deutsche at the Public Trustee sale. He seems to think he has all the time in the world to move. Refused to do a short sale, now he is in denial. Just wondering if anyone can tell me if they know Deutsche Banks' habits on a timely eviction in Colorado. It is 8 days right of recission correct? Does that include counting weekends? Just wondering what the possible time frame for him is. My earliest guess would be 10 days if Deutsche is on the ball.

I know someone who is planning on filing for bankruptcy before the sale date on his pre-foreclosed home. Now, is he allowed to put what he owes to the bank on his bankruptcy? Does he get to pay less on his defaulted payments to help him save his home?

I have noticed most foreclosures result in the loss of a home anyway, and does not seem to be a way out to save a home, just to stall the process.

Can anyone advise me the details on this?

Many Realtors are getting in on the direct mailings for pre-foreclosures. Any suggestions on what to write to steer then away from a Realtor ? I know why we are better. I just have to convince the homeowner!!!

I saw that "Wholesale" choice too. The online form allows you to put 'real estate' and then there is a box to describe what type of RE biz. I put "Real Estate Investor".
