Post: What category for an EIN best describes a RE Investor?

On the EIN forms, I need to best describe what my business 'category' is. I am putting 'Real Estate', but wondering if there may be another option, since the IRS defintion does not specify an investor/flipper.

Hi!
Can I get some suggestions on how these letters should be written, or at least what to put in them? Is there any sample letters out there? I sent out about 150 letters, and no response. I am doing something wrong.

I did this a few years ago and averaged 1 response per every 35. But not lately. So I know its gotta be my letter, it may be too lengthy. Maybe it should be more to the point instead of so stinkin' informative? Suggestions please!

I just listened to a webinar about a program called the "Rebel Millionaire system". Seems like it is a computer program that walks you thru the deals. And you are partnering with these guys and splitting the commission 50-50. You basically get the deals and hand it over to them for the most part. It sounded good, but these things always do. Any feedback on this?

Borders Book Store has a great membership program. It is free to join and you can go to their website www.borders.com and enroll. They email me coupons up to 50% off on books, most often 33% -40% off. This is how I buy my books at a discount! Libraries just dont have the selection like a book store. I have a store close to me, but if you dont, you can order online. Sometimes they have free shipping.

Ok I think I found what I was looking for. I need the Colorado contract form #FPA33-10-06 version of Contract to Buy and Sell. Then I need to attach form #NCF34 which is the Notice of Cancellation. This will give me the exclusive right to work solely with the owner. Anyone have anything to add on this? Thanks Jon and Justin for your help on this!

Hi Jon,
I live in Colorado, so are you saying that if I buy property in Florida, whether to flip or rent, do I need an LLC in FL too as well as the one I have in Colorado?
