@Lyndal McMurphy I pretty much had a similar situation... no water or heat for two days. Put them up in a hotel for two days got the water on and put space heater in the home . I was able to get the boiler in after two weeks. I felt bad and just did what I had to do to make sure I didn’t do anything illegal and to make sure my tenant was happy. The Life of “landlording”

Hope all works out

I agree with all of your replies... the eviction should have been started and I often here BP members say you have to remove your feelings from the equation of the rental business and that's where I think we went wrong I have learned a huge lesson in this situation! And as far as the bathroom goes it's really hard to fix and repair a place when the rent isn't coming IN! and that's no excuse for not fixing but it's pretty hard to keep up with expenses when there are tenants that just refuse to pay. There is more to the story thanks for the replies.

Tenant owes and feels they don't have to pay and there are some repairs needed to be done to the bathroom.

Tenant provided their own notice to quit but is still living there. The lease doesn't state a 30 day notice is given for Landlord to submit a notice to quit! Can this tenant be evicted ASAP?
