Thank you for the feedback @Matthew Crivelli. I figured HM was my next best thing. However, as everyone is experiencing, the tough part is the ARV allowing a 65" LTV to cash out refi with most HM lenders. Ill take a look into Freedom Capital Funding.

My business partner and I have been investing for 6 years and paid for our current properties via FHA loans, cash, and one cash out refinancing under an LLC. However, with the cost to borrow money from banks and CU being so high and lengthy in time, we are stuck understanding how to source money to purchase and rehab properties on a larger scale. Are there any recommendations for myself regarding places/people to connect with, specific questions to ask, or creative ways to find financiers?

I live here in Jonesboro Georgia and am doing the exact same thing with a property I own. We are in the process of gathering bids this week for a town house full remodel. I can gladly tell you who I have used already that does fantastic work and who is on our bid lineup this week. Hey Mitchell! 

My business partner have have been thoroughly interested in investing in the Floyd County region but unfortunately can not make it to the met up on Monday. do you coordinate these meet ups every so often? We are located near Jonesboro, GA (South of Atlanta). I know Rome GA fairly well, but this is not my primary job, so my travel time is limited. Nevertheless, we are interested in making it to a future meet up if you are hosting. If anyone is looking for deals or opportunities slightly south of Atlanta, feel free to send them my way.. I am always happy to share opportunities and recourses with great people.

Hey Michal, 
I live here in Jonesboro, GA and have a number of rentals myself. I would recommend looking inside the red circled area. It can be tough finding move in ready SFH in Jonesboro for 100k at this time (but with cash possibly not). There are lots of town homes that would be in your price range. I can send you a few options if you would like through a DM. Furthermore, I would look into Morrow, Riverdale, and Hampton GA these locations all have reliable rental markets and housing costs are still acceptable for your price range. Hello BP Community! I am new to rentals and need to know of a good app to let my first time tenants pay me. They have been paying cash the last few months and they are really good about paying me but they have been asking my to pay through Cash App or Zelle. Is there an app that is more secure than others? Does it matter? Or do certain apps only transfer to specific banks? Any input is great! - PARKER C.
