I like to sell real estate I don't own; houses, commercials, land, lots, subdivisions, apartments and businesses with real estate.

Control a property that has been negotiate on an exclusive hybrid purchase agreement, sell property immediately for all cash.

So that means if you never make a payment they have nothing to foreclosure on and only you to look to for repayment?

Sounds like an interesting property.........
- One issue in selling real estate is exposure and urgency. I don't think you have those elements.
- No urgency, no reason to hurry to make a buying decision.
- Is the house vacant.?
- How much are you in for? How much do you expect to make?
- What is the existing mortgage balance? Current in in default? Payments?
- What are the real issues with house, septic, cliff, painting, roof, back on payments etc.?
- Give me the details and I will give you suggestions on how to get offers within 48 hours.

Erik,
You don't need a local "mentor", as long as each of you have a phone and a computer, deals can be done. I do transaction all over the US with start up investors. Interview a potential mentor and ask some questions related to the comments below.- I have been working with start-up investors for many years now (I am tell not selling!)
- It is wonderful when an apprentice hits a home run and earns a fat equity or cash profit
- The person you want to mentor you should have a track record of making money, a good portfolio of real estate, be licensed and maybe bonded and insured and have a great personality.
- Your mentor should understand all elements of contract engineering, contract clauses, hybrid offers, skinning contract offers, delayed settlement techniques, power prospection, controlling real estate without ownership, assignments, second stage negotiations, understand the fine details of "Check Funds", banking days and creative out clauses as well as tax sale poaching, foreclosures and all elements of creative financing.
- You mentor should be financial secure and able to share their personal financial statement with you.

An apprentice is someone who is serious about learning how to invest in real estate, a sincere person who keeps his word and can follow instruction and not miss appointments.
What to look for as an apprentice to someone who is going to teach you;
- is he honest, been in business for over 30 years, has a track record
- has a large portfolio of residential and commercial real estate
- owns his own auction company, real estate company, and investor's school
- can provide testimonials, references, is licensed and bonded and insured
- is a family business, a Mason and has the wealth to prove it
Not all mentors working with apprentices have the above outstand credentials, but if you can find someone like this, you'll do well.........

There are only two things to look for, cash flow or equity.
- Hot spots in Baltimore? You are too late, Fells Point, Canton, Federal Hill.....forget about it! (Unless you are starting with lots of cash)
- Cash Flow and Equity.......look for and find........
- Ugly houses, vacant buildings, tax sales, distress sellers, landlords in rent court, housing code violations, public auctions.......
- Make offers, contract engineering, controlling clauses, assignments, joint ventures, credit lines, being fair and open ......learn and practice those techniques and you will do well in Baltimore.
- You have friends in Baltimore, follow, chat anytime.....

Who needs them when you have owner financing.
Just think, owner financing -----
- no credit check
- Easy terms
- Fast settlement
- Not contingent on any thing
Who needs a credit rating when you understand creative financing.
There will alway be someone out there with a ploy to take money from you.
I repeat run the other way.
