Just to mention a few ideas. You can spent lots of dollars with lawyers or you can get what you need here.

Been in Baltimore for 74 years, just finished a commercial building and working on three apartments. Glad to chat with you. Own a REIA, meeting first Tuesday. Stop by - happy to help.

There are many out there who will charge you for the so called mentoring! You need to be aware of the ones who call themselves investors and mentors - most are only regurgitating what they have read in books or garnished from seminars - many are just FULL OF IT!
You can get lots more here at BP for free.
A great mentor will write the offer, creative the necessary clauses in the offer - guide you when ever you need help and most importantly will co-purchase with you -
Before you select someone to be a so called mentor -- you need to look at their financial statement - check to see if they really own real estate - have a license - are bonded and insured and have a tract record of doing deals! Goggle them.
Thomas - I responded to one of your other posts here - I know you are serious and want to make the right investment decisions - but be very careful. There are just too many people with BIG HATS and NO CATTLE - talk is cheap - actions and references are better!

Why do you think you need a team? All you really need is a deal - the team will come! Maybe some of these ideas will help you -
- Learn Power prospecting - where to find the motivated seller (not listed real estate)
- Negotiating - how to put the deal together - how to control equity and take possession
- Contract Engineering - what important clauses to use to able you to assign properties, what to do if things don't work - how not to get sued -
- Controlling real estate - how to control hundreds of properties with little or no money using check funds - delayed financing
- Creative Financing - Delayed settlement - banking days - hybrid offers - joint ventures - partnering with sellers - vertical break ups - front porch clauses and contracts - etc
A team - a lawyer -they are a dime a dozen - agents - the same price - title companies there are many right in your back yard - none of the above will help you until you have something for them to work on. All will be glad to take a retainer deposit.
Keep your money for the important things in this business - marketing

I did check your links out, but don't understand how you can say "Never have an expired listing again!"
How does this work if my seller wants all cash and the listing is just about ready to expire?
