@Ibrahim Hughes - thanks for the response! We had been following up about once a week for about a month but it just kept stalling out - and we were trying to walk that line between following up and being a nuisance. And yes they told us they were separated. You are spot on about being consistent - called on Friday and they said they were on board, so we mailed him a P&S (he doesn't have internet/email/cell phone) and emailed one to the spouse. Now we have our fingers crossed they get signed and we can continue moving forward.

Hi – looking for some advice on getting an off-market house officially under contract. The back story is there is a property we want that has essentially been abandoned by the owners for many years. We wrote them a letter and the husband called almost immediately saying YES they want to sell. We made them an offer which they said was too low, so we upped our offer considerably to basically full retail price. (This is something we want for personal use.) He said he had to speak to his wife and would get back to us but also asked how quickly could we close. That was almost 2 weeks ago and crickets. Unfortunately, he and his wife don't appear to be on good terms and they are currently living in different states. We know they could probably use the money and believe the hang up, is the fact they are not on good speaking terms. Anyone have any advice on how to proceed further? We don't live in the same state as them, so a face to face conversation is probably off the table. We have already had a P&S drawn up and it would be a cash sale, so all we need is for them to sign and show up at closing. We're just at an impasse of what the next step could be to secure this property. Thanks!

@Erik Pfundstein -  its not a private lender but we have worked with Kurt Strandson at Pinnacle Mortgage in Manchester and he was great when we purchased a 3-family last year.   He was a presenter at a NHREIA meeting last year and he works with both residential and commercial lenders.  Hes aggressive and gets things done quickly.

@Erik Pfundstein - hi, my husband and I are investors in Manchester (I'm logged into his account). :) We have two multi-families there and looking for a third.  My husband, Pat, was at the last NHREIA meeting as well.  He agreed @Axel Ragnarsson did a good presentation.  I was unfortunately home with a sick child, so I missed it.  We are looking to connect with other investors in the area as well.  We usually swing by the Backyard before the NHREIA, so if anyone else is over there before the May meeting look for us.  :)

Hi @Nate Wilson.  Happy to connect as well.  We're in Manchester and have two multi-families there and actively looking for the next one.  Bought the first as a house hack around 2004/2005 and the second one just last year.  We were regularly attending the NHREIA meetings then stopped for a while and went back last month for the first time in quite a while.
