I would get started by joining the meetups at www.sjreia.org. Some people there may have flips and they do walk through. Give a better perspective of the flip side. Some times they go thru cost of certain fixes which helps to avoid overpaying.

Just curious is the water metered? Or is the water bill $2000 from laundry, if so is it coin operated laundry machine?
Did you include cap expense? Money set aside for major stuff like roof, plumbing, flooring, etc.

Hey Kajal,
For our LLC, we looked into building rentals and found mentions of construction company thru real estate meetups. I would ask around at meetups, or agents in your area that specialize in commercial (not all will know). And there always will be google, and cold calling companies and pitching your intentions. Some may give you details on cost or some may not.
Also i would try to find out from listing agent or owner, if it has access to public sewer and water.
We haven't found any places to build, so my experience is limited. Hope this helps, to get started somewhere.

Hey Lisa,
I'm getting my second LLC up, but its in Nj. So not sure how much it will relate or not. I plan to use my business number for both LLC as contact. I'll be using one llc to flip and other for rentals. I don't see the need for another phone number, you can always add a new phone number down the line and update in your llc. Unless your state says you cant have same contact info. Bank accounts i would keep separate, was told that is best practice.

When i try to learn about the market, i try to look in zillow or realtor.com and see general sold prices overall and current listings, and see if some parts or neighborhood is selling for more, or less.
I also try to get the tax assessment map or zoning map, and use it to mark where rentals are higher, and lower; not all counties will have it up online. Gives me good picture of more desirable neighborhoods.
Any particular focus you have Renting? Flipping?
