 Try updating your listing daily for a while.

Change some prices up and down. Lower some to get more bookings. More views and bookings will help move you up.

Make sure your 1st picture is your best foot forward to encourage people to click on your listing.

 I use Wix but I can’t take direct bookings on it without another booking/calendar app.  Have you found a way to do this?

I have a STR in Marco Island. I was surprised by the number of registrations and licenses I needed. Definitely look into city, county and state. Definitely need DBPR but also need state and county tax registration, I also needed a home office license (if you also live in city limits), business tax receipts. I also filed a DBA because I use a name for my rental but it's not an LLC. If you have an LLC, then there are other requirements, too.

In general, recommend an SFH or MFR, yet, it depends to your answers to the questions above + your search criteria, including how much you wish to spend. The city of Miami has different regulations than unincorporated Miami-Dade county than Miami Beach then other various municipalities around Miami.

Also, in general, Broward county is less regulated = more STR friendly municipalities.


Hi. I've been running a STR condo for a couple of years now and have experience with long term as well. I self manage and plan to do so in the next place I invest. I'm slightly less than 2 hours from Miami. Do you specialize in the STR market?

Thoughts on how successful STR is in Miami area? What makes more sense a SFH or a condo and any regulatory concerns in specific areas? Before reaching out to a realtor want to get a general gut sense from others. I currently have a STR in Southwest FL and am looking for one on East coast. If not Miami, other suggestions in South Florida that are great STR options? Thanks in advance.

@Nathan Gesner what do you use as a booking engine/calendar on your website?  I only have one property and have a website and use VRBO, Airbnb as well as Booking.com.  I am able to keep up with all syncing using integration but still haven't figured out the booking widget on my website.
