Ankith Chandra Is the 6 months mortgage payments in reserves required for all investment property buys? If that's the case, it may take me quite awhile to buy a property. Can someone clarify please?

Has anyone used peer-to-peer lending from sources such as: Prosper or Lending Club, for your down-payment? If so, how did it work out and would you borrow from these lenders again?

@KevinDarrell My husband and I are also thinking of using our 401Ks as down payment for our first investment property; especially, since we'll pay ourselves back and only have to pay a small processing fee to withdraw funds.

@Manesh Hardeo Wow! This is a very impressive rehab. That kitchen is to die for! As a new Atlanta investor, I'm still learning about different areas for investing, but very interested in buying and holding properties near the Beltline. Although, I'm somewhat timid about investing on that side of town. You're definitely a trendsetter! Newbies like me can learn a lot from your experiences. Continue to keep us posted on future rehabs.

@Michaela G. - great suggestion! I would hate to buy a property and spend most of our cash flow on repairs. So, this is something we will really need to think about as we get closer to buying. I like Gwinnett County. I've seen many areas grow to become much more culturally diverse.

Thank you @Michaela G. for the advice and suggestions. It's great to have insight from a seasoned investor. I wish I had the risk and tolerance level to rehab and flip houses, but I don't. My husband and I are looking to purchase tenant-occupied properties, for passive income. At this point in our lives, we're not looking for more stress, but rather more cash flow to enjoy in retirement. You mentioned lower-priced, newer neighborhoods; which areas would you suggest we look at?
