Hi Steven. Ask your contractors for proof they are insured, and have them fill out a W9 so that you can send them a 1099 at the end of the year for the money they earned doing work for you. I'm still kind of new at this myself. I'm sure some other investors will have additional guidance to give. Good luck with your investment!

Yes. We allow dogs. We charge a $75 pet fee. Guests pay through Airbnb's resolution center. We usually do end up paying more for the cleaning afterwards. We only had damage once. Guest reimbursed us easily through Airbnb's resolution center. We host a lot of dog owners. We credit alot of our business to being pet friendly.

Hi Daniel. I did read your post. New Bern is set as one of my keywords - rarely gets mentioned! Lol! Sorry, I'm of no help to you on this one. The houses I have bought here have been built in the 90's and just needed simple stuff - roofs, paint, flooring, HVAC. I looked up the home you're talking about. The only thing I know about older homes like that is that the city of New Bern is very particular about any kind of work done to homes in the historic district. It can be expensive to do things to their standards. Not sure if that address falls under that umbrella. I've never had to deal with any issues like the one you're having. Sorry I couldn't help! Hi Justin. Are you on Airbnb? We are, and we have our cleaner set up as a cohost. She doesn't see financials, but sees all the bookings, the calendars, and she is able to communicate with guests when she needs to. There is also a way to set up cleaner access to calendars through Airbnb teams, and you can choose which information you want that person to be able to access.

I did this in NC. I took the mobile home title to the Department of Motor Vehicles and told them what I wanted to do. They helped me fill out an Affidavit for a removal of Manufactured Home from Vehicle Registration Files. Then I took that to my local county tax office. It cost me $51. Not sure if it works the same in VA.

I'm paying my current loan back at 6% interest, deducted from my paycheck biweekly. There is a $24 annual loan administration fee. There was a $75 loan processing fee. It was a 5 year loan.

I have bought a bunch of these for cheap at walmart - Better Homes and Gardens brand. I was lucky enough to find them twice on clearance.

I used 401k loans to buy my first, second, and third properties. All three were very good deals and I dont regret any of them!
