@Neil Gulden Welcome to BP! When did you purchase the 3 family in Dorchester? Just curious. Looks like you have been off to a pretty good start. Feel free to reach out anytime.

Welcome to BP David! The Boston market is definitely very competitive right now, but there are always deals to be had.

@Christopher Hui I honestly felt the same way in the beginning and maybe I just got lucky with my situation, but if you can put yourself out there enough, or even on here, it'll come eventually.

@Alex Cwiakala also, are you guys now going through with the rehabs yourself? I know Doug is helping out with one, but what about the other two?

@Lior Rozhansky its hard to imagine any of these markets not increasing overall. Everyone will seemingly continue to get pushed out of places until everything stabilizes. I know a developer that will say East Boston is already well underway to appreciating. He has seen a pretty significant demographic shift since the beginning of the year.

Very thoughtful introduction @Christopher Hui and welcome to BP! See if you can find a mentor/partner initially. Maybe that can alleviate some of the pressures of networking. That is one of my weaknesses as well, which is why it is such a current focus for me.

Feel free to reach out anytime..by the way I read the whole post! Lol

@Steve Brigham Welcome to BP! How close to breaking even are you house hacking the single? And do you live with people you know or random tenants? Just curious as I am pursuing house hacking right now as well and have been considering the possibility of choosing a single also.

Oh yeah, also I just moved from Quincy a couple months ago.

@Account Closed Wanting to acquire as many properties with the money you have is the mindset I had a while back. However, there's so many options out there to acquire property. Do you have access to private money? I would consider trying to raise that for down payments so you can get in with no or low money. I have a 10 unit under contract right now with none of my own money in the deal.

Also, especially if you are moving to the Boston area, I would focus on MF's. Like Andrew and Steve have said, house hacking is a great option. It's something I am currently pursuing also.

What are the two towns specifically? I looked at a couple properties in East Boston earlier this week and the market is so different that what I am used to looking at. It helped to have a partner there who works in the market and understands it very well. My recommendation would be to do the same, find a few local investors that really understand the area. Boston continues to be crazy.
