@Joe Schmoe I know a developer who uses roughly $100 per square foot. As @Maureen F. mentioned, I would highly recommend attending this event. You could literally walk away with an answer to your question, as well as have further conversation with the developers who did the project. @Branden Cunningham you mentioned purchasing a house at each duty assignment. Would you attempt to do that with a VA loan each time? I remember hearing some sort of restriction with VA loans, possibly only having one at a time. If that's the case, maybe it would be best to cut your losses on this one, take what you have learned and purchase a much better deal at your next assignment.

@Kathleen Henry Since moving to Boston, I have spent my time on the South Shore, so that is most likely where I will purchase my primary residence. As far as investments, basically anywhere that makes sense.

The market is definitely hot, and therefore difficult to purchase something that makes sense. Personally, my partner and I are just marketing as wholesalers. Mailers, cold calls, door knocking... whatever it takes to improve our odds. It gets frustrating, but it's really just what needs to be done. We also look at everything that pops up on the MLS.

Look for different ways to acquire property, not just conventional. I have a lot less than that to invest, but I am still looking in the greater Boston area. Find motivated sellers, dilapidated properties, etc. Get creative.

@Victoria Creighton Yeah I've done some reading about that so it's good to know. A lot of the numbers are poor quality so I will soon be door knocking, which follows up my postcards.

@Ana G. Yeah the accuracy of people smart seems to be pretty low to this point. I spent some time on yellowpages.com today and it seemed to be pretty decent. A couple of numbers differed than the ones I found on people smart so I have to try calling these ones now. The key seems to be searching the address, however, not the homeowner's name.
