Hi everyone.  Looking to hear how investors are making themselves stand out in a crowded investing market.  One thing we're doing is focusing on how to add non-monetary value add for our sellers.  One thing we offer to do is bring in a team to pack everything for them, pay for movers and have our team unpack them at their new residence.  What are some of the things helping everyone here land more deals?

Hi everyone, is anyone using an automated follow up app/service?  I know InvestorFuse had one built into the podio service, but I haven't been able to find a stand alone one to use outside of that.  What are you all using currently to set automated follow up sequences for leads?  Thanks.

Hi @Pauline Jones, Baltimore is a great area to invest as long as you know the market well.  It is very block by block in the city as other's have said.  The best advice I could give is to find an agent who specializes in working with investors (preferably and investor themselves) that knows Baltimore city well.  I have an agent that works in my office who does just that.  PM me if you'd like me to put you in touch.

Does anyone know if in Maryland, for the auctions that happen on the county courthouse steps, have the foreclosure deeds on each property already been executed or is there typically still a waiting period to have this done?  Some of the properties I'm looking at have sizable deposits and I'm trying to figure out if there is a chance I will need to sit on these for an extended length of time.  Also, what is the average length of time to close on these? Thanks.

@Andrew Michael Thanks for the recommendation.  Most of our deals are in Baltimore County and Baltimore City.

@Mario Ortner It's a great market to be in with investors who know the area. I lived in San Diego, CA for 10 years and started investing there. We moved to MD a year ago and my business partner here has been investing in this market for 10 years. Message me with your contact info and let's hop on a call this week. We have done JV deals here in Baltimore with investors outside this market so we're comfortable/familiar with that scenario.

Hi Everyone, I'm fairly new to Bigger Pockets and finally decided to take advantage of the awesome networking power it offers.  I'm a cash buyer/buy-fix-sell guy in the great metro Baltimore, MD area.  I'm looking to connect with wholesalers, investor friendly agents to find more deals.  I'm also looking to for new ways to market for private sellers.  I hope to be able to contribute and offer help to others as much as possible.  I've got 3 years investing experience and my focus is on marketing and operations.  Cheers.
