@Dean C. Cutting out the stove to fit in the counter top was fairly simply. I measured the stovetop upside down on top of the countertop and traced it to ensure proper leveling and space. Then I offset the tracing by 1/2 inch because of the "lip" of the burner that sits on the countertop. Used a hole saw to cut 4 holes (you can also just use a large diameter drill bit) in the corner of the tracing (the now offset tracing) to give me space to work with and then used a jigsaw to cut out the cutout. These were laminate countertops so you have to make sure to use a laminate jigsaw blade or else your laminate is going to chip off with each stroke of the saw. The laminate blade has teeth that cut downwards as opposed to "normal" jigsaw blades which cut upwards. I'm a fairly new "handyman" and was able to do it through the use of Youtube videos, lol.

@Brian G. I appreciate your insight. Yes, you are correct. I'm not sold on the decision to invest OOS yet as opposed to just Out of Market (Jacksonville has been another area of interest). As far as liquid cash, the reserve I have saved up for is just that, reserve money. I am currently looking at a HELOC or HML/PML as my main funding source for a property at around $90k-$100k all expenses with hopeful ARV ranges around $125-$130k. Different markets offer differ areas for the dollar, as I'm sure you already know. A $100k SFH here in Broward County would have you wearing kevlar to walk your dog where as $100k in Montgomery or other similar markets would put you in a B class neighborhood. Sixty minutes outside of Broward is not much better, but you are right, there are some areas which are less expensive. Saving up $200k in reserves to make a purchase and cover a rehab down here in South Florida would take me 10 years at this rate. Maybe it's pie in the sky, but I'll figure it out. That's what this game is about, right? Figuring it out.

@Brian Gerlach It definitely is! South Florida requires more money to play than I'd like to commit or even have available right now. We have $20k in liquid cash to use and are planning to us HML. Could we do It, I'm sure we could but I feel safer with a smaller amount of investment/risk on my first deal. The way I look at It is that if a problem arises, it's no different down the street or OOS. I'm still going to have to hire someone. My own opinion though.

We actually cut the two burner electric stove into the counter top (bought at Walmart for about $200), and purchased a full 18cuft fridge. I figured the investment of making this a normal function kitchen was more important than going cheap like the competition on a portal stove top, and mini fridge. I was able to earn a higher rent in my own opinion. About a dozen showing requests within the first day, where as I was probably $200/mo higher than larger efficiency’s that weren’t as nice.

@Bryan Lehner hi! This property is actually located in West Hollywood, a few minutes SW of Fort Lauderdale.
