@Tanner Kenneth Jenkins are you considering out of state investing? Potential to use FHA for something near you at 3.5% down and then can use other funds for an investment property. I currently own and have rented a property in Ocala FL as well as Hollywood FL. Currently building a new build 4/3 in Cape Coral that was around $265k all in, and post construction appraisals are currently coming back at $340k to $410k depending on the property location. I financed It through 10% down (about $30k all together with closing costs), and plan to possibly cash out refi once the construction is done to pull my capital plus some back out. Rents are currently at $2300/mo or so but have grown by about $400 in the last 6 months. Cape Coral is a haven for people flocking to Florida from other states to escape the prices. @Andrew Castano hey Andrew, a bit late to your post but I think it’s a great idea. Best part is on the Cape Coral builds is you can absolutely cash out refi to pull your equity back out. Currently building a new build 4/3 in Cape Coral that was around $265k all in, and post construction appraisals are currently coming back at $340k to $410k depending on the property location. @Jonathan Disla congrats on making the first steps! I finally made the jump about a year ago and am now working on my 3rd deal which is a new build. As a newer investor, my risk tolerance is moderate but my capital is still being built. I’m basically recycling funds or at least trying to every 3-6 months.

@Lou Benveniste, I don't invest in Orlando, but I'm not far away out in Ocala. I've always been interested in Orlando but know its a competitive market for obvious reasons. I've been focusing on locations that are just now starting to see tremendous population growth for the future. Two of them are Ocala and Cape Coral. In Cape Coral, I am currently building a new build construction for 10% down, and a total all-in cost at about $265k. Post construction appraisals are around $340k-$370k depending on location. Thats just right now. If the trajectory keeps going, it's possible it moves higher. Rent projection is pretty decent as well for a new build right around the $2300/mo currently. My plan is to possibly refi, almost like a BRRR but I am replacing Buy with Build, and pull all my equity out to use again. Let me know if you have an interest in connecting! Good luck!

@Liron Burrack it’s not Tampa, just south of It actually an hour or two south but a ton of potential. Currently building a 4/3 new build. All in costs $265k or so and financed It with 10% down. Post construction appraisals are coming back at $340k. Rents are at about $2300 or so right now. I looked into Tampa and st Pete too but you can’t beat this deal, imo. Total all in cost around $265k with 10% down with and post construction appraisals being around $340k-$360k. Rents expected to be $2400/mo. May consider cash out refi at the end of the build to pull all my capital out and then some, but unsure just yet. Considering making it an Airbnb but might also do LTR.
