@Giselle Black worst mistake an investor can make is “waiting until the crash”. You’re missing out on the opportunity that’s present!!! Who knows when the crash is going to happen. For instance. Last year was my first time making the jump into real estate investing. I used a turnkey company to purchase a new build out in Cape Coral. Total cost was $265k with 10% down. Post construction appraisals are at $377k average for this model (a 4/3) and rents are around $2300. It is a GREAT deal and if I had sat and waited I’d be $100k equity down. There is no time like the present. Good luck!

@Prasad Ma the biggest regret any investor will make is inaction. There will always be “reasons” why or why not. COVID is something that is not going to go away for some time, and if you look at the market over the last 2 years when COVID first started it’s absolutely booming. If you ask me, COVID was a huge appreciation hike for home values. I only wish I bought property in 2019! Lol. You need to plan for a 9 month permit to build time at least. And for the first 3-4 months you’re only paying interest on the first draw which isn’t a ton of money. It will only start ramping up a bit once the home starts to go vertical and once It does the time frame is short. I still think you have a great position to be in in Cape Coral, especially with Zillow projecting 27% growth this time next year in home prices. It’s nuts. Good luck!

@Prashanth Mannar the special assessments referred to are in regard to areas of Cape Coral that are not yet on public sewer and water lines, but are being planned for over the next 5-7 years (some sooner than that depending on property location). At some point the city will expand to my lot as an example and will assess $10k-$15k (from what Ive researched) that can either be paid lump sum (with a discount), or over time added through taxes. Either way, the assessment will also increase the value of the property, IMO.

@Jay Hinrichs do you have a connection/intro you could make for me for Ocala market? I own a 4/2 out in Ocala about 10 minutes south of downtown and think Ocala is another terrific market for growth potential. Been interested in finding a builder out there. Were they spec builds? Thanks for your time

@Jay Hinrichs Whoa! Well, I'm hopeful it wont happen again, at least for another 2 years lol. I think we are in a different economic position compared to 2006-2008 with bad lending practices, IMO. To me, supply and demand is driving all of these crazy prices, along with inflation. I think that with the Fed planning to increase rates 2-3 times this year, we should see some curving of the appreciation. Definitely an interesting argument on both sides of the aisle. 

Where in N FL are you building? Details on your builds/prices if you dont mind me asking? I can DM as well if you prefer.

@Jay Hinrichs Hi Jay, no I'm not. I have my tags setup for keyword for FL and Cape Coral along with variations of turnkey to connect with others regarding their experience and sharing mine. Im a newer investor with only 3 deals to share/brag about, and this one (in my opinion) is my best. I've found it to be a very great tool to network with other investors to learn new strategies and pick their brain as they do with mine.
