@Abel Curiel Thanks for the advice!! How has this worked for you? Also, do you have a photographer on call that does the photography for free? or do you pay them, does the owner pay them, etc.?

@Jonathan Greene clearly you have more knowledge than me, but how can you say NO ONE who receives it likes it when I've sent out about 60 messages and set an appointment and started working with an investor? Coming in and saying it "it doesn't work" (paraphrasing) doesn't help.  I do, however, very much appreciate the input as I am still learning everyday, so I do still take your input seriously.

@Jonathan Greene I appreciate your opinions, but this is now the second post you've commented on of mine simply just to bash the idea. I'm sure you're coming from a good place , but if you have never tried this strategy before, how can you come in and say it doesn't/won't work like it's a fact?  I implemented this strategy last week and have already started working with an investor who was unfamiliar with my particular service area. I'm not offering listings for free, as you can see some of the examples I gave in my post. I got this idea from a social media marketing genius (Gary V), so I don't need you coming in and saying otherwise.

Hi everyone!  I am a realtor, and I want to start lead generating by sending out personal messages on Instagram and Facebook to investors, offering my services for free.  I got this idea from Gary Vaynerchuk, and wanted to share the idea in hopes that it helps other realtors. The approach will be to do things for them.  For example "Hi investor, my name is Patrick.  I would love to help you find comps for properties you have an eye on... Or, I would love to provide you information on what homes rent for in areas you are interested in... Or, I would love to hold an open house for any properties you are currently trying to sell or have coming up free of charge.. etc., etc."  What other other services could I offer in this context that would benefit an investor? Well, the upside would be that they would be increasing the exposure of their listing without hiring a realtor for a small fee. If the reason they didn't hire a realtor is because they simply didn't want to pay commissions, then this would be a huge benefit. Appreciate the insight about "limited representation' and that I can't do anything on the MLS without my brokerage's cooperation/fee.

I am a realtor, and I am looking to offer For sale/For rent by owners the opportunity to have their listings posted on the MLS for a small flat fee. I know we're trying to win over the listing in this situation, but when all else fails, I think this could be a way to still generate business. I'd love to hear from brokers and other realtors that have had experience with this. Would I have to pay a split with my broker when doing this? Any other important details to know would be greatly appreciated!

Hi everyone!  Very new to wholesaling, and trying to get creative in creating list to launch my first mailing campaign.  I am looking at homes on my county website that have been transferred for 0 dollars, and looking for ones that look like they are inherited properties.  My question is, when you see a property that is transferred from "John Doe" to "John Doe Trustee" would this in fact mean that the previous owner has passed, and the "trustee" has now inherited the property?  I plan to mail to these people, especially if the mailing address is different.  I want to see if anyone has experience with this and could provide some insight.  Thanks in advance!

Hi Samir!

I am completely new to wholesaling , but have done a lot of research as I too don't have a huge budget.  If you have absolutely 0 dollars to spend, the way to find properties is to "drive for dollars." Simply put, you drive around neighborhoods looking for distressed properties (Boarded windows, uncut grass, missing roof shingles, etc.) and write the addresses down.  You can then knock on the door, and if they are home, you can see if they have any interest in selling their home.  If they are not home, write down the address, go home and look up the property and see what the mailing address for the owner is, and go to that property and knock on the door.  You can also go on Zillow and call for sale by owner and see if you can get a deal out of them.  You can also get a delinquent tax roll from the county which will show every property that is behind on taxes, which you can also door knock.  This was free from my area, but may not be for you.  If you are willing to shell out a few bucks, you can get bandit signs and put them up in high traffic areas.  Hope this helps!

I would definitely like to do so.  Are there certain skip trace sites that will skip trace the companies?  I would mail them, but in order to do so, I would need their mailing address, and looking up each individual companies mailing address would take a very long time.
