You want to be in an area where people frequently travel for example and in a good location. Air bnb's can work on the beach as a vacation rental or in the city if it's in the right location and is done properly to make it a great experience for your guests.

I would definitely recommend Columbus OH. It's a solid hybrid market of cash flow and appreciation. Columbus has lots of job opportunities and population growth. I currently live and invest here in Columbus OH and would recommend it.

If it comes down to picking between multi-family and single-family, I would say, go with the multifamily if you can. I am not familiar with the New York market, but if it's not feasible to invest locally with your price range and you work remotely, I would say look at moving to somewhere where you can get more for your money, like Columbus OH.

Look into doing a house hack on a 2-4 unit. It's one of the best ways to get started in real estate investing. Depending on the loan product you use you can put from 3-5% down and live in one unit and rent the others out to help pay the mortgage while you live rent-free or relatively cheap while getting started in real estate.

Some of it has to do with as @Jerry W. explained as people are looking for an experience. With nicer Airbnbs that people put the time and thought into they are more of an experience and less of just a place to stay while traveling. That is something hotels and motels don't provide unless it's the Ritz Carlton.

I think you answered your own question. If you're not able to invest locally you should invest out of state. I would recommend looking in the Midwest. Columbus OH is a great place to start looking in the Midwest. It's a nice balance of cash flow and appreciation. Also, it has lots of job opportunities and population growth. I also live and invest locally here in Columbus.

There are no war zone neighborhoods in Columbus. Although the rougher neighborhoods will yield more cash flow, if that's what you are after.
