-I use a mobile app on my phone called mortgage calculator plus. It's an orange app with a house and a plus sign. It's free in the app store. I have an iPhone not sure if you can get it on other phones.

- It really depends on what you are looking for. I know people that are ok with buying an owner-occupant duplex in a great location and the mortgage is less than it would have cost to live in the area, but they still have to pay a living expense, ie the mortgage each month. I know other people that want to live "rent-free". They are looking for so a duplex that with the rents of one side can cover the whole mortgage.

Get a job while in college and save up and buy your first rental. I bought my first rental at 19 years old while washing dishes at a restaurant. I didn't need a co-signer either. Assuming you don't have credit, get a credit card and work on building up credit to qualify you for a loan. Hold that job for two years and save up money to show income. Conventional loans require two years of employment history. You could always get your journey started off with an owner-occupant duplex while still in school. Buy a duplex, rent one side occupy the other and rent all the other rooms out to your college buddies to pay for the mortgage, so you are living rent-free, and if it's a good deal, it cash flows.

Save up about 6 months of income before quitting your job. Typically it takes agents about 3-4 months to close their first deal or longer depending on the time and effort you put in. I would highly recommend you save up to six months of income and quit your job and go full-time.

I would recommend looking at Columbus OH. You can get good cash flow and solid appreciation at the same time. Columbus has a lot of job opportunities and population growth. Especially with Intel coming to Columbus as well as Hyperion, which is a company that makes hydrogen fuel cells. Columbus is home to the HQ of Chipotle, Wendys, White castle, L-Brands, and Hunnington. Columbus is also home to OSU, which constantly develops real estate, employs lots of jobs, and attracts students from the US and internationally to attend. On top of all of that, it boasts one of the best college football teams Ohio state buckeyes, which is very well known and has a cult following, and attracts a lot of people to the games.

Definitely let your insurance agent know so you can get your policy adjusted. Do not be like most people that don't say anything while renovating because if there is a fire or something happens to the property and you need to file a claim and they find out it's been sitting vacant and not occupied, you will be very disappointed. Definitely consult your insurance agent and see what they have to say.

First firm up a decision. Do you want a vacation home or a rental property? If you want a rental, decide if it makes sense to invest locally or out of state based on where you live. If you want cash flow and investing locally doesn't make sense for that I would recommend looking towards the Midwest. More specifically Columbus OH. I live and invest here.

It's a dialer. So they would log in to the dialer and call through it and it tracks their contacts, no contacts, etc. I personally use it to cold call.

Make them use mojo dialer. You can see whether they made the calls via the dialer on the account when they were supposed to be calling or not.

I work with a lot of out-of-state investors from California that are investing in Columbus OH. A market that has profitable price points, lots of job opportunities, and population growth is a good starting point. Columbus is a solid hybrid market of cash flow and appreciation. I also live and invest locally here in Columbus and would recommend it.
