Hello, 

I’m wondering if anyone is building new apartment buildings these days? I understand that if you buy an older one, forcing appreciation is a way to make a lot of money. 

I want to build my own. I’m curious if there are any general contractors that do the work them selves to save on a lot of the costs?? 


I’m just looking for any tips or advice if building a new building was worth it.

What are the top things that you dislike about your property manager? What are they doing wrong that you wished they weren’t?

Who would I get in contact with for what trends are popular for rehabs? As far as colors to pick, what floors, and what’s trendy looking. 

As a new property manager I’d like to be on top of that if someone asks me, what I suggest would look the best and be the best in their rental units.

I had an awesome property manager who would buy the modern nice looking flooring in bulk so when his owners needed to rehab a unit he sold them the modern vinyl plank flooring for cheap. He did the same with paints etc.. I always thought he went the extra mile to save me money and he knew what looked the best.

Thanks my man, I mean it was an uncontrollable event. I just feel bad my tenants have babies and are staying in hotels. So I want to get this fixed asap. 
im wondering if i need to get a lawyer to make sure things move along.

Hello, I’m curious if anyone has any tips on dealing with insurance companies? I had a pipe freeze and break on the top level of my 4 plex, it flooded the attic for 10 hours. It flooded the top and bottom units. The  tenants had to move out. I was told it needs to be completely gutted and remodeled.

I’m getting ready to launch my property management business. As an investor I want to be in the apartment investment space. As a property manager I know single family homes are less of a stressor. With that being said I’d like to get any advice I can on what it takes to become a great property manager in the multifamily space. 

As far as tips and tricks on how to go about successfully managing an apartment complex. Managing apartment units aligns with my business and personal growth goals.

I am starting a property management company. I’m currently looking for a business to buy, but I’d like to get a few successful marketing strategies that have worked the best for you as far as what brings in the most business. I want to mostly target single family homes in nicer areas around central Oregon.

Just because they are a landlord doesn't mean they are a customer.

You have to have the systems in place to scale otherwise you are just doing more but not building the business you planned for.
