I'd be curious to know why the "investor" is requesting this. Are they looking to fix and flip? rent it out?

IMO wake forest is still growing and has potential. Wegmans has broken ground and the area has really developed in the last 3-5 years. The Garner and surrounding area has more potential in my opinion. The 540 extension and the amazon warehouse moving into the area will really help push it along. I'm not super familiar with the garner area but there are probably less options for multi family in the area since it was mostly rural before. There seems to be a lot of new construction in that direction. This is just my opinion having grown up in Raleigh.

@Joe Lujan You could raise the late payment fee to say $100 to either encourage him to pay it on time or help make it worth for you

I'm in the saving phase of my real estate investing so I am currently looking to stock pile as much cash as I can and LEARN as much as I can while I do it. I'm planning on purchasing my first investment property in 12-24 months. I look forward to learning as much as I can from all the experienced investors here. If anyone has any advice or guidance please let me know. Thanks!
