I am interested in the Dallas Fort Worth market, but have been struggling to find a good property management company to manage my potential investments there. All the companies I have contacted have either not responded or not up to par with the current property management company that I have managing my property in Florida.
Has anyone used Renter's Warehouse? I have heard several folks mention One Prop, but I have heard not so good things about them (i.e. frequent tenant turnover, lack of response).

I am looking for good property management to manage properties in Allen, Frisco, or Plano area. I have heard folks mention One Prop, but I have heard a lot of complaints about them. Any recommendations greatly appreciated.

I am looking for a good realtors in Indy to help me and my investors look for properties specifically in the Carmel, Fishers, Avon, Noblesville, and Brownsburg areas. They need to have excellent references and track record. This realtor(s) can potentially get A LOT of business, but must show evidence of good reputation.

Here is what I found out. Turns out my insurance company's umbrella policy does cover rentals. However, they don't cover rentals that are part of a business (e.g. LLC). If the rental is under my name, then my umbrella will cover it.
I also contacted two other insurance companies given to me by reference. It was mentioned that I can purchase an umbrella just for the rental but the cost would be the same as getting an umbrella for everything else that I own.
I see numerous threads on umbrella policies here, but I am still not 100% clear. Few questions.
1) Does the umbrella policy on my primary residence also cover any rentals I own? I think the answer is it depends on the insurance company, but not 100% certain. I have an umbrella policy with Amerprise for our primary residence and our automobiles.
2) Is it common to own a separate umbrella policy for a rental? Meaning having one policy for primary residence and personal automobiles and another one for rentals.
3) If I transfer my rental into an LLC, does the LLC own the umbrella policy? Or does this depend on if I have a trust?
