Kansas City Kansas is an excellent rental market and has seen a lot of growth out west.

Buyer formulas in Kansas and Missouri are basically the same as other parts of the country.  The big difference is the lower home prices here and the fact that rental numbers still make sense for investors.

The decision on where to invest will heavily depend on your investment goals and where in those markets you are buying.  Both are good markets, just very different.

80% cash out, no seasoning is available but the property must be rented.

Alex, there are lenders that do not qualify the borrower based on their financial situation but instead use the property and its rental income to qualify the purchase.  Take a look around.
