Hello BP Pro,
I have used the search function and actually found no results.
Here are my questions:
I'm currently looking at a 4plex in a country town owned by Mennonites. I want to negotiate the best possible price for the property but do not want to come off as insulting. The last thing I want is to be shut out and lose the opportunity.
Ideally I would love to get it between 155-165k.
Do you have any suggestions, tips, tricks on how to barter with the owners?
What are some personal things I need to be aware of that may offend?

Here is the final update. The bank appraisal came back above the house price + renovation costs gaining a 7% value on the cash cost of the renovation. This is really good news to us! What we didn't know when we started is the bank usually appraises lower than the current market value.

So we scrubbed, we cleaned, we staged, we painted. Everything was a go, the house presented amazingly. The appraisal started upstairs and we worked our way to the basement floor. We were showing off the completely renovated basement that is beautiful and our lovely pug named Baxter takes a big old poop right beside her while spinning in a circle. I died.
That wasn't on any HELOC preparation checklist I could find. :(

@John Warren thank you for your feedback. I'll stage the house as if I were to sell it and do the little touches you mentioned. I didn't think about moving furniture at all... great tip!

Hello BP!,
We are looking for some advice on how to get the best appraisal possible on our home when being appraised for a HELOC. (We just don't want to miss anything that can help us get value)
Right now the last thing the bank needs is the appraisal. I have opted for a walkthrough of the residence since I have done about 65k in renovations since the purchase in June 18.
I have prepared a list to provide the appraiser on the upgrades/renovations since the purchase.
I have called my realtor and received the comps for my SFH style within my district in Ottawa.
Is there anything else I can do?

As someone who is looking at buying their first property very soon.... these moments are the ones I look to for information on the processes and outcomes.
What did you have to have prepared when you approached the Landlord Board?
Why did it take three visits?
Once you get the eviction notice is it then you are able to go to Small Claims?
