Hey @Mayson Yancey! Congrats on taking the first step to get out of the rat race! The market has definitely cooled from a buyer's perspective, I'm just wrapping up my first BRRRR in Chattanooga which I purchased a year ago, and now that I'm looking for more deals, there definitely seems to be fewer than there was 9-12 months ago. Definitely hit the BP Meetup I'm Chatty (when it gets going again), and get on some wholesaler email lists. Good luck!

Bump! Thinking about tiny homes as ADU's in a couple markets, curious if anyone's had success bringing them in (wheeled or on foundation), to increase cash flow?

Hey @Joe Callantine! That's awesome! My wife and I are full-time RVers, and have talked about building tiny homes for at least 2 years now as a next step. Plus, I love the possibility of placing them as an ADU for a significant value-add. My brother-in-law and I were researching the laws in CO regarding tiny homes and TH communities, there's a couple (WeeCasa was the nicest), and I think it would be a fantastic concept to expand upon.

@josephi6 has built a number of TH’s, and would might be interested in connecting about the market. It can be a bit tricky from a legal standpoint as the government still hasn’t exactly figured out what to do with the market. 😄
