Depending on unit size that price will get you some buildings in good rent areas.  You should also consider Northern Kentucky as well.

Cincinnati has plenty of multi families to choose from and in a number of different areas.  Depends on how much you want to spend and what you are looking for.

Brody,

It does make sense and while they could make that argument I doubt it will stick. Courts look to facts and the way you operate your LLC. If everything is done by the book then the LLC form will be protected regardless of the signature line. The title of the property is in the LLC and same as above if you operate the LLC properly there is no need for a court to claim the LLC is invalid and therefore you personally own the property.

How did you close on the property?  With a title company?  Was their any financing involved?

Reason I ask is the title company will prepare the docs according to lender requirements signature lines included. 

Where no financing is involved and signing on behalf of the LLC there should be some verification that you are authorized to sign on behalf of the LLC but that is it. I don't see a need to add "on behalf of language".

You can do the 3 day notice yourself but I would ask the attorney you will work with beforehand in case they want you to use forms they provide. 

If you do it yourself keep good records of dates and time. Having a witness come with you when you place the notice and taking a picture won't hurt either. 

Then after that yes the attorney would file the eviction.

How is the ownership of the property? LLC or in your name? If in an LLC you will need an attorney to file the eviction. You can do it on your own if you are listed as the owner.

You can ask another tenant to let you know when the person arrives and then try and knocking when they are home.
