Hey fellows, I'm reaching out because it's been hard to find what my client is looking for. I need to find a vacant lot with a size between 0.5 and 2 acres. Needs to be zoned commercial or at least easy to convert to C-2. Location is important because of the nature of my client's business. He is open to consider any option within these particular Zip Codes in the city or close to the city of Louisville (40025, 40059, 40241, 40056, 40245, 40243, 40299, 40067, 40222, 40242, and 40220). He also will consider anything around Shelbyville or Simpsonville, even across the new bridge into Indiana.

The orientation and availability of the sun is important because he will run a solar powered facility, thus there should not be too many trees. Please let me know if you come across anything similar to that. I will pay a finder's fee if we can close.

Ask @Brett K. how he is doing with United Real Estate. He may be able to give you some detail, but with them you get to keep your commission and only pay a flat fee at closing. There is a monthly fee you need to pay to the brokerage though, but it is not expensive
