Also $250K is great but ti doesn't buy you much on the mainland, likely a fix and flip in Victoria maybe? What would be the additional accounting and legal costs for so much paperwork and the fee from the funding company you mention?

Hey Stanley, remember in Kelowna there is only about 4months of peak season. The rest is quiet time. It would bebest in this area to rent to students during the year and then vacation rent during the summer months wen they are away for break.

Keep in mind both of these require a high level of maintenance and time (student rentals possibly but definitely AirBnb etc.) one or two bad AirBnB rating and you could be done.

Hey Peter Crisp and Scott Breier builders in vancouver are doing exceptionally well at the moment hence all the new builds we all are doing! Yes it is a high buy in but returns are amazing and no signs of market slowing or stopping! This is why we often partner with folks which makes it more affordable to get in so to speak

@Lorin K. Vancouver is definitely a great place to live. It is also the best mildest weather in Canada and also the lower mainland of BC is landlocked. @Valerie Hiscoe I have also invested in Richmond also and I knew the prices would rise in BC a few years back esp. what from what I have seen in Sydney Australia which is a similar city. I see the recent price hike as simply coming in line with other world-class cities. I think prices will go a little more north then maybe flatten off by years end.

Hey @Betty Ho and @Matthew Jarvis There are some cash flow positive (or break-even) places in the lower mainland however they are hard to find. Try condos in Langley and further out. I am also looking at Kelowna and Kamloops also. These are more for passive income purposes. For residual and active income this is why we take on the Reno&Flip and New construction deals either on our own or partnering with investors. Vancouver is great for this.
