@Michael Norris - Thanks for the tip! I signed up and will check it out, contractors as a service, love the concept. If possible would be interested to get in contact with the guy who runs the service as well. 

I am willing to be onsite back and forth to oversee the project, but ideally would have a system in place to negate this need.

Hi Everyone,

I have access to multiple streams of cash and looking to build my own rehab team in either Cleveland or Columbus Ohio. I have been investing out there for several years, but am now looking for true partnership of boots on the ground to do light rehabs for my fix and hold strategies.

Looking to either partner ($$$) or simply find a trusted, consistent source of contractors in either city that can assist with my fix and hold needs.

Correct - I am qualified for FHA for California for a primary residence, but this cash out refi is not and thats why double checking w/ my lender on the AUS to see if I can get a loan. He initially told me no based on a conversation he had with them where they told him Fannie & Freddie view a Short Pay the same way as a Short Sale - but it could have just been bad info.

@Chris Mason - Thanks for the tip, I contacted my lender in OH and asked him to double check because I believe he only verbally heard this over the phone and did not actually run it as you said. Additionally I just got pre-approved for FHA, but its easier to get FHA than conventional with respect to credit.

@Brad Clarizio - You can DM me for more info on the lender I have out there.  He is great and reasonably priced as well.

@Stephanie P. - Could you recommend any specific lenders with those terms that would cash out refinance my duplex in Ohio?  Or anybody else on this thread.

Columbus Ohio, Cash Out Refinance is the safest type of debt in my opinion since you start with an asset free and clear, run an appraisal so you know exactly how much its worth, then leave 20-25% equity in it.  The intention is to take that money and reinvest it into more high cash flow properties in Columbus, purchased direct from owner

Hi All,

I have a couple of properties free and clear that I would like to do a cash out refinance on. The problem is that I did a "Short Pay" similar to a Short Sale but no deed transfer, and as a result I can qualify for FHA loans but not standard cash out refinance loans until 2020.

I wanted to hear thoughts on how best to tap into the equity in those properties as I would like to go forward and purchase more using the cash out refinance.  Is Co-Signing my only bet?  

Are there any members out there that would be willing to work with me to help me co-sign if that was necessary?  Would find a way to make it greatly beneficial to all.

I'm exclusively looking for FHA properties for this as it will be my primary, so it sounds like this 1 wouldn't work for me. But I am open to the San Diego market.

Hi @Upen Patel - Thanks for the heads up but I am already approved for a FHA up to max limit in the bay area for purchase price of $1.3MM for 4 unit. Since it is FHA, property must be inspected by FHA.

I am searching for a house hackable property as my next step in real estate. I will be doing FHA loan and am currently based in Oakland CA. I am looking for a smart play living in 1 unit while renting the others.
