One idea was email monthly rent invoice slip with a prepaid envelop for the tenants to print and mail or just mail back. Its a little more work on your part but it seems to work.
FOr online transactions, Chances are low incomers don't have or don't know how to send etransfers.

Maybe my post was too long. Here's the abridged version:
Whats your experience dealing with sponsoring brokers?
Do you need to be licensed in all states that you invest in, to get any of the benefits?
and How do the sponsoring brokers treat you knowing this?
Any advice or insight would be greatly appreciated!

I know someone who did, however, did not turn out well either. A friend of mine who is the president of his co-op board found out one of the residents was doing this. He was caught because one of the guests brought a bed beg infestation and that spread to neighboring units. The owner faced severe fines, in the several thousands. Would not recommend with co-op.

hi Christy I posted a somewhat relevant post today about re licensing. What are your goals? Is this a full time career move? If so then congratulationd. Are you looking for this as a stepping stone into other real estate goals? What state are u in?
Best advice I got was that a good training program and leads are better and more important and helpful for a beginners like ourselves than commision splits. Money will follow.

Hi Guys, before I start I just want to say that I searched high and low for this in the forums as I know there are already plenty of threads regarding the benefits of getting an RE license, but I couldn't find any that talked about applying the use and using it out of state.
I want to get my NYS RE License for three reasons:
1) Make a little side money doing part-time rentals/sales in NY
2) Learn the laws/ropes of the game and
3) Save on commissions/fees when I start flipping/investing for myself
Before I get my license and start looking for a part-time gig, i want to ask a few questions for anyone who has done this based on your experience:
- Does the sponsoring broker care that you aren't really in it to be an Agent? I would think sponsoring brokers wouldn't want to waste their time on someone who doesn't want to be a full-time salesperson and have other motives.
- Secondly, do you get any benefit from going out of state deals? I.E. if you are licensed in Masschussettes but flip in Connecticut or NY? or is it cut and dry and it is useless unless you get additional licenses for each other state. But then begs the question again, dont you need to be sponsored by a broker to be an active licensee? And who would sponsor you as an agent if you dont even live in that state?
Hope these aren't dumb questions, but I just came seem to find any solid answers to them. Any help will be greatly appreciated!

r u trying to develop an app for use in re that ppl would pay for? i so i wouldnt bother, too much and unnecessary for re investors, we are old school pen and paper, show me the money folk.
