It's been my experience that chasing someone for a broken lease, is an expensive and time exhausting practice. I currently have a tenant that is breaking a 12 month lease and I'm happy to let him. He was always late in paying and I had to deal with his scrutiny. If you choose to take it to court and you win, you'll still have trouble collecting. In the end it is still a free country and we don't have a debtors prison. I think it's best to spend my time and energy finding new tenants instead of chasing old deadbeat ones. Not saying my approach is the best, just sharing my experience.

I'm doing a rehab and I have to tear out all of the subfloor, I've used both carpet and laminate in my other properties. I'm wondering what other landlords use. It is a b property and I don't allow pets. Thoughts? Thanks

Brian W. There's a million things that I don't know about investing in real estate, so I have attempted to surround myself with those that do know these things. This is called managed risk. If I was going to advise you on baby steps, the first would be to manage you first. You are the foundation on which your building on, if you are not secure then it all falls down around you. Then manage your team, most assume they don't have a team yet, but never get into real estate without a team!! Your team members don't have to work for you, but you need to be able to assemble them if necessary. For example: the floor in my rental house collapsed last week, so I had to assemble my four man floor crew to fix it and now that it's fixed they returned to their full time jobs. You need team members for every category. Next you need to understand a little about everything, if you don't know about construction then take a free course that lowes gives. Knowledge is power!! I can go on and on, but hopefully I've answered your question.

James H. In my area and experience yes, brick homes are more desirable for tenants and it seems it attracts a more mature clientele. In Arkansas we love big yards and therefore we have to do a lot of mowing and since tenants are not professionals in lawncare my siding houses pay the price. The other problem with siding is weedeators, they really chew siding up. And now I'm rambling :)

When you were born you were completely dependent on others, then you learned to crawl(still dependent), then you learned to walk(still dependent, after that you learned to run(still dependent), the question is how much has things changed. Ambition and dreams are great, but you also need experience, infrastructure, ect... You can do it but crawl first. Good luck

I prefer brick too, however be aware that if you need to change things it could create a mess. An example: the Windows are rotted. It can be an expensive fix if you want it to match perfectly. This isn't a game changer, but rather something to put in your mental file :)
