If you had 100k, would you but one rental for cash and use that to leverage other properties via heloc/cash out refi?or would you use the 100k as a down payment on multiple properties? 

If you had 100k, would you buy one property for cash and then use that property as leverage (heloc etc) to buy more?

Or, would you use that 100k as a down payment on a couple different rental properties.

@Jaysen Medhurst ok great thank you for the feedback. Yes it is currently being rented so it would be instant cash flow if they stay.

I will up the vacancy percent and add capital expense and suggested! Thanks again!
