@Lisa Pecora Although we have never worked directly with a property management company, a lot of our turnkey investors ask for recommendations, so we make it a point to know who has a good reputation here in the Cleveland area. What is the issue with your current management company and how many properties do you need managed (definitely helps determine which companies might be recommendable)?

I definitely agree with #5 on your list. It blows my mind sometimes that folks look to invest tens of thousands and sometimes hundreds of thousands with a company and a market they have never seen first hand. I find I have to often beg folks to visit us in Cleveland. If you're looking to invest OOS, the most valuable investment you can make at the beginning is a plane ticket.

I'm an investor and turnkey rental provider in Cleveland, OH. I have a client right now looking to purchase a package of 12 properties (11 SFRs and a fourplex) totaling around $775k. Would you know of a lender that's able to provide Commercial Loan on House Packages like this one in the Cleveland area?

@Melonie Dickson This depends on what you’re buying. Are you buying a distressed property from another investor? Then yes, your walkthrough is your inspection. If you’re not able to inspect the property confidently then make sure you have a contractor do it for you. With the “wholesale” or distressed properties I have sold I don’t allow an inspection contingency, because that should have happened during your walkthrough. It’s the flipper’s responsibility to know what they’re getting into. BUT if you’re not buying a distressed property, then there should be no reason not to have an inspection contingency.

Hey @Jared Lichtin, I'm an investor here in Cleveland. We do almost everything: Flips, Rentals, Owner Financing, Lease Purchase, Hard Money Lending, Wholesaling etc...

The fastest growing portion of our business is helping OOS investors pick up rentals here. While you're in town, would you be free to get together? I'd like your insight as a OOS Investor yourself(albeit, from Cleveland).
