Yes.  Keep the utilities in your name during this period.

The only requirement is the duration of residence.  Once you get an owner occupied loan, you need to live in the house for a year.  You can have multiple owner occupied loans--they can be obtained at a rate of one per year, per the requirement given previously.  Also, there is a exclusion to the rule for significant life changes: you can buy a house in Huntsville with an owner occupied loan, then move to California 6 months later and obtain another owner occupied loan when you do so.

Most recent was 4.5, but that was about 2 months ago.  I think rates have dropped a little since.

If you really make 7 figures, you could just buy 20 homes off the MLS over the next year, and then get a local PM company to manage them. The only thing that people usually need to figure out is where to get the money to buy the houses, but if you already have it, there's not really any problems left....

Don't waste your time there either.  People with the engineering jobs barely want to live in Huntsville, and definitely not out in the sticks.

Airbnb in Huntsville isn't worth your time.  People don't come here for vacation, they come for 3-5 year army tours or to work on/around the Arsnenal on a government contract.

$3 - 5 grand.  Quality of work depends on compaction of the subgrade and if the guys you hire haul off the debris/actually break apart the old pool.
