Thank you Dmitrity, with each new post I have more questions. I'm not self-employed so I'm not available for the solo 401k. Therefore can I roll my employer-sponsored 401k into a self-directed IRA with checkbook control?

@Joe Mercer that makes sense. I'm one that stays away from not permitted and I have learned some of the not permitted things within a SDIRA within an LLC.

@Dennis Tierney thank you, that makes it very clear. Let me run another thought passed you. If I do the same the second year would I get the same depreciation amount? I'm thinking if I refinanced and with putting another 45,000. in I would get more monthly income from the rental.

Jim Kittridge, What is the likelihood of having to foreclose on a loan default. I'm thinking of the lost time and $ of legal actions and costs involved to resell or rent the foreclosed property. I like the idea of less involvement in a loan and think when I'm all in I will do both.

Joe Mercer, ? for you, with your experience what I understand is a tax break or lower tax bracket with W-2 income and owning rental properties with the rental write offs.
If I were to take a 25% distribution from my 401k as Dennis's example suggests. I would be buying a rental outright. Where and who does a cost segregation study to 100% depreciate a distribution? What is the likelihood of getting 100% depreciation on the 25%. I'm looking at a $180,000.00 property. I like the idea that the $ will be outside of an IRA so as not to have any RMD's. With that said, can the passive cash flow go into a ROTH?

@Joe Mercer Nice! And thank you. I'm definitely on the education Fast Track here. I think unfortunately rolling my employer sponsored 401K into a self-directed Roth IRA would be too much in taxes. And the ROI would take too long to catch up. Please correct me if I'm wrong I would get the tax advantages of owning through the SDIRA?

@George Blower question for you? The reason I'm considering and LLC is to protect my personal property. If I where to get an umbrella policy on a rental property( I currently have one on my personal home) would that be sufficient? Instead of setting up an LLC I good go directly through a SDIRA.
