@Dmitriy Fomichenko thank you, CLTV is a new term for me. I Googled it and if I have this right. On a home price of $100,000. At 60% you are loaning $60,000. And getting a return of 10% or better? My question is if loan rates AR very low now where is the 10% coming from? I do like the loan idea better than owning the property. It seems like a lot less work. No Property Maintenance only collecting on a loan.

@Jim Kittridge thank you, I will definitely look into the larger trust companies and take you up on the intro to American IRA. What I've gathered so far is the LLC we'll protect my personal property. And I want to consider Investments for the best tax advantage.

@Dmitriy Fomichenko thank you, I can move the funds being over 59 1/2. I will definitely look for previous posts and conversations and appreciate the advice.

@John Underwood

Thank you, I cannot do the solo 140k I'm not self employed and converting to a Roth IRA I would have to pay too much in taxes. See SDIRA seems to be my only option. Google, BP and Friends is what I'm working with so far. I like to have all my ducks in a row before I make a decision. Thank you again.

Hi Peter "newbie" here, I'm new to BP and looking for Pros and cons on rolling my company-sponsored 401k into a self-directed IRA to purchase rental properties. I understand you have to go to a Trust Company/custodian to convert a 401k to a self-directed IRA into an LLC to purchase rental properties. On top of the truss company I understand you need a CPA and a real estate lawyer. Looks like a lot and I'm knocking on the retirement door so I need to get started. Got referred to BP and here I go.

@George Blower

Thank you George Blower, that's a nice chunk of info and gives me some good direction. Especially checking with the Better Business Bureau I would not have thought of that. Question for you, do you handle legal issues and advise outside of your state regarding rental properties?

Hello, I'm looking for a reliable custodian to roll my company-sponsored 401k into a self-directed IRA. I'm looking to purchase rental properties to supplement my soon-to-be retirement. Also, I'm looking for any information and references on the whole process. I understand the safest way to do this is through an LLC. Please advise.
