Hi, location matters. You want to be near some sort of attraction that potential guests want to experience. Additionally, you need to factor in the effort to get there. How far is it to drive from a major metropolitan area or areas? Typical drive destinations can usually get occupancy year round especially during weekends or holidays. With the real estate market being hot in the non-metro areas you may need to look for a non-traditional property. Sometimes a mixed-use property like a storefront on the bottom and an apartment on top in the city square might make the best investment sense as an example? Another possibility might be to purchase raw land and look to put on some tiny pre-fab AFrames or mini cabins? Not sure if this is what you were looking for, but hopefully it is something to ponder?

Hey @Kasey Gourley. A couple of things to look at. First you could look at the large national vacation rental managers like Turnkey and Vacasa to see what market they are in.
However, for more detailed information Airdna is a great resource. Here is a link from an article in Sept of 2020 identifying the best places to invest in by market category like up and coming, small, mid and large. You can subscribe to Airdna but it is based on a per market basis. They also have a rental analyzer where you can put in a specific property to see what it could be worth. I have found their rental numbers to be somewhat optimistic and I tend to be a bit more prudent so I would give any of the numbers a 20% haircut and see how the numbers work out. (Expect the worse and hope for the best)
Lastly, you can always do some back of the envelope numbers by looking on VRBO or Airbnb and see what the prices are for the best performing properties that would be comparable to you. Happy to discuss how to do this if you have interest.

Hey wondering if any of you can share some experiences of owning a condo that you STR in Maui. What areas or building should I avoid. I realize that I need to be in the "resort zoned" areas.

Hi for Lompoc you will need to look at their city regulations. A good start is to "DuckDuckGo" vacation rental permit Lompoc. You can do the same for Buellton and or Santa Ynez. Where a potential property is located depends on whether it is under City or the County of Santa Barbara regulations for short-term rentals. The County is pretty strict and hard to obtain a permit unless you can be a true homeshare like a home with a granny flat or you have the proper AG zoning. Again check with the County to get the latest. You may have better luck either in Goleta which allows for STRs or up the coast in San Luis Obispo county.

You are in a cabin in the mountains. A working fireplace is a very important amenity and is part of the ambiance. Not sure why the PM would not want it? Have you asked what are their reasons? If they think people will try to burn real wood.. signage should work.

Hi Nick,
Not sure if you have logged into AirDNA, but their reporting is pretty good and they have some great content. You might want to look for markets where rental arbitrage is a thing. Personally, because fly to markets are impacted the most this might be a good area to look into Like Oahu, Maui, Kaui. The problem is that you might need to ride out most of 2021 before things go back to normal which would mean paying utilities and HOA fees.
