I’m using RealEstateABC.com to find comparables , and I know I can’t cross major roads to get my estimate for the property but how exactly do I distinguish major roads on the softwares map?

Im Dealing with a home that is actually a full rehab and the square foot of the property is quite small. The seller understands that the property really isn’t worth much in the condition it sits in but I feel like it could be a good starter property. How can I structure the deal with two other properties from the seller as a bundle and assign the small property to myself ?

@Justin Beides and it’s weird that you say that because that is the exact number of bed and baths in the property, I wish I could upload the overhead vIew of the lot but I think I understand your advice. About to go the properties now thanks .😏

Ok, I’m dealing with a seller and he has two properties he’s willing to sell. I found the arv for one but I can’t find the arv on the other because of the lack of comps. THEY ARENT ANY LITERALLY. The square footage is slim but it’s sitting on almost two acres. Problem is ,both options are slim to none in this area. What do I do ??
