I am trying to start doing just that. I mostly get tripped up on making good estimates on numbers to plug in for analysis (rent, vacancy, insurance, rehab costs, etc.) - basically I have about a 20-30% confidence in most numbers I plug in. I don't know the area well, but I was looking a bit around Meridian Park area. 

Here's a question - other threads around BP say avoid small multi-family in Indy - what's your take? If many have been burned on them, how do you avoid it?

I don't have a job right now - I'm wanting to do rentals with standard bank loans (at least to start), so that's a no go - either I need to wait until I get a job, or have a new strategy (which I would need to learn and understand). 

The other thing is just feeling like I need my "team" lined up. Realtor, CPA, attorney, contractor, property manager, paperwork, etc.

awesome, thanks @Erin Donlan. I definitely will try to check out the REIAs - should be able to make this Thursday. 

@Edward Rhoads, glad to hear there is good buy and hold. It seems like there is effort being put into gentrifying some of those rough areas, e.g. fountain square. Am I right in thinking that? Not that I currently have any business trying to invest/speculate on those areas (especially as a newb), just that it seems like areas to keep an eye on as future investment areas in the next 5-10 years.

Hey everyone,

I'm new to Real Estate, and new to the Indy area - just moved here.

I'm itching to get started, specifically in buy and hold, ideally by househacking a duplex, triplex, or fourplex. I don't have experience, but I think a partial rehab would be fun and be a great way to learn, as would being part of a flip. 

I still need to find a job here, so that's the biggest obstacle at the moment, but in the mean time I need to network and learn!
