Rockford is the main area I invest in fixing and flipping isn't really right for that market. Just a heads up it's awesome for buying cheap fixif and then renting out though!

Inside and common areas I could see. I'm not sure how you could legally enforce outside? One thing to note is smokers are not a protected class. So you can choose not to rent to them that's what we do.

You really have to be in the city. The neighborhoods change way to fast often times less than a few blocks can be such a turn around.

Started three small llc one was a heloc. The second was smaller just money we saved over the course of a year and the third was from a paid off property.
