Something out of the ordinary mst be going on. No appraiser on the VA panel s going to risk their good standing status by not communicating.

Single family home prices have gone up a ton. Rents have not. Rents were declining for much of 2012, but not a steep decline. On the multifamily side, Daniel Turkin will be able to comment on the larger product trends (100 unit plus). The C and D class stuff for the most part has high vacancy and depressed rents, but asking for sale prices have been climbing regardless.

Vacancy will be high on most properties under A class mostly for the reasons Troy Fisher pointed out.

The company you select depends on what your end goals are. If you want to get involved with investing, sometimes a smaller shop that deals primarily with investors is a good place. If the main goal is simply just to sell the most houses, then Bill's suggestion is good.

I agree with Bill's point on knowing people. Networking is a key for sure. It's time intensive, but costs little.

If your home base is close to a large metro, $50k is relatively easy to attain. Nationally, the average Realtor makes somewhere around this mark. This stat includes all the part-timers, short timers, and people who never do deals.
I'd say take some time to develope your biz plan while keeping your current gig. You can phase out that gig as you ramp up.
You'll definitely have costs, but I's shy away from dumping a bunch of dough into fancy or large marketing/ad campaigns at the start. Stick with a simple plan till you master the mls, forms, and transaction timelines. Then throw money into marketing to get fill the pipeline.

This is what I have done as well. It's a great way to earn and learn simultaneously. That said, don't put the cart before the horse. I wouldn't worry too much about business entities for investing until you're closer to buying something. Right now you want to focus on learning as much as possible about the everyday stuff and doing as many deals as possible to build your capital.

I was thinking Vegas, so it's possible the mls in the area you're buying in may not have this capability.
