Nancy I agree!  I have become so numb to DC and MD's narrow structures; It blends in as  NOT so unique anymore!  I really enjoy getting creative with the DC area's narrow floor plans though........its challenging as well.

First, congrats on your project Tarik!  Is this your first project?

(1) I don't have any experience with mortgages at the amounts you disclosed; However, I have had success with NASA Federal Credit Union & NAVY Federal Credit Union when refinancing some of my smaller buildings. They're typically on the conservative side, but the loan products are decent.  Interesting enough, you are not required to be a part of the military to use their loan products.  

(2) From a buy and hold perspective, I suggest leasing it out as soon as possible! ......It would only HELP your cash flow situation. Lastly, It has always been beneficial to present active leases when refinancing my properties.  At a minimum, it reflects revenue credibility to underwriters especially when they have flexible criteria for their loan products.
