Looking for quality wholesale deals for fix/flip projects in the Washington, D.C. (DMV) metro area.  We're able to close fast!  Our target areas include a three mile radius surrounding zip codes 20020, and 20716. Purchase price $200k or less.  Will entertain other areas if deals make sense.

Justin - Thanks for the response! I can definitely relate to the large landlord repairs. We've also had our fair share of behavioral tenants.  

Jesse - Interesting data.  My deal analysis has resulted in similar outcomes when considering down payment amounts with traditional bank financing.

Hi Justin - I'm just curious; Why was the property a "problem property" (tenant behavior, financing, etc)?? I have considered asking for seller financing on a recent listing prior to finding out it was a bank owned REO. :-/
